I have been involved in subdividing land for 41 years and have performed layouts for hundreds of subdivisions, which are now existing. These subdivsions include lake lots to patio home lots.
I always use topography as the driving force in my layouts. A bad layout will cost the developer a lot of extra money and could yeild lots that are hard to build on.
